What Is a Concrete Foundation?
A concrete foundation is the structural base that transfers the entire weight of a building into the ground. It resists settling, moisture intrusion, and lateral soil pressure — and in Central Kentucky, it has to handle all three at once.
The Bluegrass region sits on a mix of expansive clay soils over limestone bedrock, which means foundation depth, drainage, and reinforcement all need to account for soil that moves with the seasons.

Foundation Options
The right foundation depends on your site, your structure, and your soil. Here is what we install across the Bluegrass.
Slab-on-Grade
A single concrete slab (4 to 6 inches thick with thickened edges) poured directly on compacted gravel and a vapor barrier. The most cost-effective option for single-story residential, garages, workshops, and agricultural buildings on flat lots.
Crawl Space
Perimeter stem walls (18 to 48 inches high) support the structure above grade, creating accessible space for plumbing, HVAC, and electrical. The most common foundation type in Central Kentucky residential construction.
Full Basement
Poured concrete walls 8 to 10 feet deep create a full below-grade level for living space, storage, or mechanical systems. Ideal for sloped lots common across the Bluegrass with walkout or daylight designs.
Pier & Beam
Concrete piers drilled to stable soil or bedrock support beams that carry the structure. Best for additions, decks, and sites where traditional excavation is impractical or where karst conditions require deep point-loading.
Central Kentucky Soil & Geology
Bluegrass clay expands and contracts more than most soils in the eastern U.S. Limestone bedrock sits at unpredictable depths. Every foundation we pour starts with understanding what is under your specific lot.
Karst Geology
Central Kentucky sits on soluble limestone bedrock. Sinkholes, voids, and uneven rock surfaces require geotechnical evaluation before foundation design to ensure stable bearing.
Expansive Clay Soil
Bluegrass clay expands when wet and shrinks when dry. This seasonal movement punishes weak foundations. Proper compaction, drainage, and reinforcement prevent heaving and settling.
Frost Depth
Kentucky code requires footers at minimum 24 inches below grade to prevent frost heave. Frozen soil exerts upward force that can lift and crack under-depth foundations.
Drainage & Water Table
Clay soil holds water against foundation walls. Exterior waterproofing, footer drains, and proper grading keep hydrostatic pressure from pushing moisture through your slab or walls.

Controlled curing with insulating blankets when needed. Waterproofing membranes applied, drainage tile installed, and careful backfill to protect the new foundation.

Concrete Footers
Footers carry the entire weight of a structure down to stable soil or limestone bedrock. In Central Kentucky, footer depth and width depend on soil bearing capacity — expansive clay near the Kentucky River requires different engineering than compacted limestone subgrade in Scott County. CAG sizes every footer to the actual load and soil, not a generic spec.
